Woodstock Planning Commission to Weigh Rezonings, Conditional Use Permits and Land Code Changes at April 2 Meeting
A look at the published agenda for the April 2, 2026 session reveals a full slate of public hearings, including two cases remanded by City Council and a proposed amendment to the city's Land Development Ordinance.

The Woodstock Planning Commission will meet Thursday, April 2, 2026, at 7 p.m. in The Chambers at City Center, 8534 Main St., to consider a packed agenda that includes multiple zoning and conditional use permit applications, a variance case, a land ordinance text amendment and two cases sent back from City Council.
Two of the evening's most closely watched items are cases that City Council remanded back to the Planning Commission at its March 23 meeting after applicants submitted updated site plans. Commissioners will revisit both CUP#093-25 at 706 Robin Court and the related variance case V#220-25 at 704 Robin Court. In both instances, staff recommends approval with conditions of a Conditional Use Permit to allow development within the Downtown District on less than five acres, along with concurrent site variances. Because Council sent the cases back for fresh analysis, residents who have been following either application will have another opportunity to weigh in at a public hearing.
Also on the agenda is Z#169-26, a rezoning application tied to a property at 8261 Main St. Staff is recommending the Planning Commission table that case for one month, pushing consideration to the May 7, 2026 agenda. A second case, Z#168-26, the Barnesdale Terrace Redevelopment, carries the same staff recommendation - to table it until May 7. Both items are scheduled as public hearings, so residents may still address the commission before any vote on whether to table.
One case will not be heard at all. The applicant for V#219-25 at 702 Ravenwood Drive has withdrawn the variance request. The agenda notes no public hearing is required on that item.
Perhaps the most significant new application on the April 2 docket is Z#167-26 and CUP#094-26, known as Reagan & Ridgewalk - The Pitch. Staff recommends approval of a rezoning, conditional use permit and associated variances for a project described as approximately 12.81 acres at the southeast corner of Reagan Street and Ridgewalk Parkway. The application seeks to rezone the property from NC (Neighborhood Commercial) to GC-VMU (General Commercial - Village Mixed Use). The conditional use permit would allow multi-family rental units and would permit residential units to be located on the ground floor of buildings within the development. Variances are also requested related to the amounts and locations of parking provided under the Land Development Ordinance. The commission will hold a public hearing on the item before voting.
Rounding out the public hearing portion of the meeting is ZTA#020-26, a proposed Zone Text Amendment that would amend Chapter VII of the Land Development Ordinance - specifically targeting Article III (General Information), Article IV (Zone District Performance Standards), Article V (Use Districts and Regulations) and Article VII (Downtown District Standards). The amendment addresses rules around downtown lots of record. Staff recommends the commission approve the text amendment and forward a recommendation of approval to City Council.
The commission will also receive a Planning Commission Update presentation from staff planner Melissa Sigmund during the informational portion of the meeting.
