Woodstock Planning Commission to Take Up Zoning Variances, Fence Rules and Mixed-Use District Changes at March 5 Meeting
A look at the published agenda for the March 5, 2026 session reveals three public hearings with potential impacts on residential development and land use regulations.

The Woodstock Planning Commission will meet Thursday, March 5, 2026, at 7:00 p.m. in The Chambers at City Center, 8534 Main St., with three public hearings on the agenda covering residential variances, fence regulations and an update to a mixed-use zoning district.
All three items are scheduled as public hearings, meaning residents will have an opportunity to speak before the commission votes on each matter.
The most property-specific item on the agenda involves two parcels at 64 and 68 Linton Street. Staff is recommending approval of a variance - case V#218-25 - that would allow more than one residential unit in each of the two buildings on those properties. The applicant is also asking the commission to remove a rental restriction that was attached to a previous variance approval for the same properties. The outcome could affect how those buildings are occupied and whether units may be rented out going forward.
The commission will also consider ZTA#022-26, a proposed amendment to Chapter X of the city's Land Development Ordinance dealing with administration and enforcement. The change would expand the duties of the Development Process Committee, giving that body the authority to approve fences located within zoning buffers. Currently, such approvals require a different process. Staff recommends approval. If adopted, the amendment could streamline how property owners and developers seek permission to install fencing in buffer areas throughout the city.
A third item, ZTA#021, proposes updates to Chapter VII of the Land Development Ordinance, which covers performance zoning standards and use districts. The amendment would revise the use standards and density allowances for the GC-VMU zoning district - a General Commercial Village Mixed-Use designation. Staff is recommending that the commission forward the amendment to City Council for approval. Changes to the GC-VMU district could affect what types of uses are permitted and how densely properties in that district may be developed.
The commission will also take up approval of minutes from its February 5, 2026 meeting.
